The Home Inspection

Your inspection should take between 2-4 hours depending on the size and condition. When you call to book your
inspection, it is helpful to have the
square footage of finished area, age of the home, and whether or not it has a basement
or crawlspace. Any information on disclosed defeciencies is also
helpful.
I encourage you to be present at the inspection so you can learn as much as you can about your home.
Your inspection will include the following items:
Roof & Attic:
Flashing, Metal Edging, Vents, Gutters, Attic Ventilation, Chimney, Water Penetration, Insulation, Life Expectancies,
Roof Covering and more.
Foundation:
Cellar Floor, Sills, Columns, Foundation, Bridging, Blocking, Bulkhead, Dampness, Girders, Visible Framing Members.
Plumbing:
Pipes, Corrosion, Leaks, Water Pressure, Washer Hook-Ups, Dryer Hook-Ups, Soil Pipe, Drainage, Water
Heater, Sump Pump, Faucets, Garbage
Disposal and more.
Electrical:
Service, Amperage, Voltage, Ground Fault Circuit Interrupter, Emergency Switches, Wiring, Receptacles, Smoke
Detectors, Doorbell, Garage Door
Opener, Grounding, Lighting, Drip Loop and more.
Heating System:
Boiler, Furnace, Box Liner, Motors, Filters, Radiators, Baseboard, Convectors, Ductwork, Dampers, Fans, Space

A Home inspection is neither technically exhaustive nor a code inspection. It is a visual inspection of home components for function and safety. If an item has blocked access by storage, furniture or anything else, it will not be included as part of the inspection.
