The past years of home inspecting and living in the Northwoods has led me to become specialized in Lakeshore Home construction and inspection including log-style homes. The majority of my clients are from out of town/state and are purchasing a secondary vacation home and have requested this type of service, So I created the Waterfront Property Inspection Service to satify the needs of my clients.They all learned that just because a home looks new or is a higher end home, doesn't mean it is defect free or built properly.
Especially if the home was built prior to January 1, 2005, I have found it needs special attention. Prior to 2005 many Wisconsin rural community governments opted out of requiring building inspections by government inspectors due to costs associated with having an inspector on staff. This left a large number of homes built by contractors that had little or no knowledge of Wisconsin Building Codes or proper construction procedures and built by the lowest bidder. At times, some corners were cut which could have a costly effect on the structural, mechanical, plumbing, electrical components of your home including safety issues. And for higher scale homes, those defects can add to significant expense very quickly. Occasionally, addtions were built without even a permit being pulled.
Your inspection will cover everything a typical home inspection does, but includes significantly more service and detail. The inspection is very thorough and will take approximately 3 to 4 hours to complete. As an example, a typical home inspection requires only a representive sample of windows, doors and electrical outlets be checked. This inspection will inspect and test all of these items that are accessible. The mechanical equipment will be cross-checked against the Consumer Service Product Safety Commission Recall Program. The inspection will also include all of your outbuildings, sheds, boathouses, guesthouses and detached garages on the property.
The inspection will also include a septic system and Private Water Well inspection, including water quality tests. I do not conduct these inspections myself. I will hire a qualified septic and well inspector to perform the inspection while I am there inspecting the home. Septic and well inspections are specialized and should be performed by someone extremely knowlegeable and trained in this field. I have worked with many across the Northwoods and only work with the ones I would trust to do my own home. The septic and well inspector will pull permit records from the county for your septic and well and will include these records in your report. The inspector will inspect the septic tank(s), drain field, ejector pumps, well pumps, water flow rate and water quality tests. If necessary the tank may need to be pumped prior to the inspection. (this cost may or may not be included in your quote and you can request the current homeowner to have it pumped for the inspection)
Your report will be 35+ computer generated bound pages, and will include a detailed report along with a summary of defects, overall condition of the components inspected, maintenence tips and select digital photo's to better illustrate the problem for you and any repair contractors you may hire. The report will be mailed and should arrive within a few days of the inspection.(The septic and Well inspection Report will come seperately, usually within a week). An electronic copy of the inspection report will be emailed to you usually within 24 hours of the inspection.
My Waterfront Property Inspection Service fee starts at $799.00. This is significantly more than a typical home inspection, but it also provides you with considerable more service and detail. You may be spending more than $200,000.00 for your new home and the value far exceeds the cost.
